- Private housing that has not been accessed by the owner within forty-five days.
- Purchased plots of land upon which an estate has not been built within forty-five days.
* The count for days of inactivity will begin on the release of patch 3.1

  • Steps Prior to Demolishing
Thirty days of inactivity
A notification indicating that the estate is being prepared for auto-demolition will appear in the Timers interface in the Duty tab of the Main Menu



Thirty-five days of inactivity
An e-mail will be delivered to the registered e-mail addresses of all free company members, or the owner of a private estate, indicating the estate is being prepared for auto-demolition.

Forty-two days of inactivity
An e-mail will be delivered to the registered e-mail addresses of all free company members, or the owner of a private estate, indicating that the estate will be demolished automatically in three days.

Forty-five days of inactivity
The estate will be automatically demolished.

  • Halting Demolition
Any free company member or private housing owner entering the estate at any time prior to demolition will cancel the demolition process.
* A tenant entering a shared estate will not cancel the demolition process.

  • After Demolition
When an estate has been demolished, or the rights to an empty plot have been relinquished, said plot will be made available for purchase to all players on that World. The price will decrease every six hours from the time at which it is made available for purchase.

  • Reclaiming Gil and Items
When an estate has been demolished, gil and certain furnishings will be placed in the care of the Resident Caretaker for a fixed period of time.

  • Redeemable from the Resident Caretaker
・80% of the price paid for the estate grounds.
・Indoor and outdoor furnishings that are not destroyed upon removal.
・Chocobos stabled on the estate grounds.
 * Players must speak with the housing enthusiast to retrieve their chocobos.

  • Not Redeemable from the Resident Caretaker
・The construction permit required to build an estate.
・Furnishings destroyed upon removal.
・Housing exteriors.
・Private chambers.
・Plants in the garden that have yet to be harvested.
・Aetherial wheels that have yet to finish charging.
・Company workshops, their purchase fees, and any registered airships in the workshop.
* Players will have thirty-five days to redeem items from the resident caretaker before they are made irredeemable. Items belonging to a free company estate can only be retrieved by members with the authorization to purchase or relinquish land. Items belonging to a private estate can only be retrieved by the owner. Chocobos are not subject to the thirty-five day timer.

[2.0] Adjustable lighting has been implemented, allowing house lighting to be set to one of five levels.


After entering an Estate, lighting controls can be accessed via the Housing interface under Social in the main menu.



[2.0] New settings have been added to change the appearance of retainers employed as merchants on estate grounds:
  • Weapon display.
  • Standing pose.

[2.0] New behaviors have been added to stabled chocobos.

[2.0] New items are available from resident caretakers NPCs in each housing area in exchange for company credits.

UPDATE - 3.2

[2.0] New furnishings have been added.


[2.0] Players can now preview dyeable furnishings and exterior walls.
The Furnishing Color, Outdoor Furnishing Color, and Paint Exterior options have been added to the Housing window, allowing players to preview the colors of their furnishings before dyeing them.


[2.0] A new furnishing, the crystal bell, has been added, allowing players to use the aesthetician in their homes.
* In order to use the aesthetician with the crystal bell, players must first complete the quest "Beauty is Only Scalp Deep."

[2.0][3.0] A new furnishing, the Orchestrion, has been added, allowing players to change the music of their estates.


The Orchestrion

The Orchestrion can be used by placing it in free company housing, private housing, or a private room. One Orchestrion can be placed in each of these areas.
* The Orchestrion cannot be placed in a company workshop.

An Orchestrion has also been placed in the inn room, allowing players to change the inn music in the same way as in housing.

Orchestrion Rolls

Orchestrion Rolls are required to change music. They can be acquired through various methods including crafting, vendors, quest rewards, and achievements. Some of the required ingredients for Orchestrion Rolls can be acquired from existing content.


With several exceptions, most Orchestrion Rolls can be traded or sold on the market board, and a new category on the market board, "Orchestrion Components," has been added.

Orchestrion List

After using an Orchestrion Roll, the song will be added to the Orchestrion List found under Logs in the main menu. Once a song is added, you may listen to it an unlimited number of times.

The Orchestrion Log will be unlocked after meeting either of the following conditions:

  • Using an Orchestrion Roll for the first time.
  • Accessing the Orchestrion for the first time.



Playing Songs

Accessing the Orchestrion will display the Orchestrion Settings window, where you can listen to, sample, and pause music tracks. Each option can also be toggled through subcommands.

  • Sample (not available in inn rooms)
- Music will only play for you.
- Sampling will start once the song is selected.
  • Play
- Music will play for all players within the room.
- By selecting a song that you are sampling again, the song will play for all players in the room.
  • Stop
- Music currently playing will stop, and the default music for the room will resume.
- Songs can also be stopped by selecting the song currently playing again.

* Free company members and estate tenants must have authorization in order to play and stop music with the orchestrion.

Songs

Songs will start paying in a loop for all players currently in a room. However, any players who enter the room in the middle of a song will hear the song from the beginning.

If you wish to ensure that all players in a room are listening to a song from the same point, try restarting the song once all players are in the room. The song will not change even if a player leaves the room or logs out.

* The song will stop and the default BGM will resume playing if a player accesses The Unending Journey, the Toy Chest, the Crystal Bell, or the inn bed.

Inn Room Orchestrion

Any players who meet the following conditions can access the Orchestrion from the inn room:
- Inn room is unlocked.
- At least one song has been added to the Orchestrion Log.



* Please note that, like other items, orchestrion rolls cannot be used inside inn rooms.

Additional Plots and Housing Price Adjustments



Patch 3.3 will see the addition of new plots in all residential districts. Furthermore, housing prices will be adjusted and unified for all Worlds based on current population counts and economic conditions.


Additional Plots

Wards 9 through 12 will be added to all residential districts. Subdivisions will also be available in these new wards, resulting in a total of 240 new plots of land for each district.

Price Adjustments

Each World was originally placed in one of several pricing groups based on population and economic climate. However, after reviewing the current conditions of each World, we have decided to unify the starting prices for land on all Worlds starting with patch 3.3. The designated prices for all plots of land will be reduced every six hours, dropping to half of the original price over the course of thirty days.

  • Pricing Post Patch 3.3 (All Worlds)

UPDATES - 3.3

* In light of the recent earthquake in Kumamoto, Japan, the counter for estate auto-demolition has been suspended until the release of patch 3.35.

[2.0][3.0] New furnishings have been added.


[2.0] A new furnishing, the flowerpot, has been added, allowing players to now cultivate crops indoors.
The flowerpot can be placed within free company estates, private estates, and even private chambers. This furnishing allows players to grow the exact same plants and crops as those in garden plots indoors. In addition to this, there are certain seeds which can only be cultivated in flowerpots. These plants will yield materials to craft gear.
* Intercrossing cannot be done using flowerpots.



Obtaining Flowerpots

Players can now purchase flowerpots from the following NPCs:

- Mist (X:10.8 Y:11.5) – Housing Merchant
- The Lavender Beds (X:11.8 Y:8.4) – Housing Merchant
- The Goblet (X:11.4 Y:9.4) – Housing Merchant

The number of flowerpots that may be placed in private estates and chambers is as follows:

Chamber Size > Number of Flowerpots
Private Chambers > 2
Small > 2
Medium > 3
Large > 4

Seeds

Players will be able to obtain a variety of seeds with which they can begin cultivating their crops. Different types of seeds will yield different types of crops. Seeds will occasionally appear at certain locations where their plants yield crops.

Example:
La Noscean orange seeds can be obtained from the same trees as La Noscean oranges.
* Certain seeds may prove difficult to obtain.

Soil

Players will also need to prepare soil for their flowerpots. Soil type and grade will affect yield quality and quantity.



Cultivation Process

  • Planting Seeds
With the flowerpot selected, choose a bag of seeds and your desired soil to begin planting.



  • Raising Crops
Plant growth can be promoted through constant tending and the use of fertilizer. The rate of growth, amount of produce yielded, and harvest periods will vary between plants.

  • Fertilize Crop
Enrich soil and accelerate growth.
*Can only be applied to a plant once per hour (Earth time).

  • Tending Crops
Tend and water plants. Neglected plants will eventually wither.

  • Remove Crop
A plant can be removed from its bed before it yields crops. Doing so will result in the loss of any crops currently being grown.
* Seeds and the soil grade selected by players will remain unaffected.



  • Harvest Crop
When plants have fully grown, players can harvest their crops to obtain produce. Plants may yield high quality produce depending on how they were cultivated. Players can cultivate one crop per flowerpot.



Flowerpot Plants

Players can use their flowerpot to cultivate seeds, which will yield materials for gear as well as flowers for their estate flower vases. Oldrose seeds, which can only be cultivated in flowerpots, are available in eight color variations, and players will be able to influence the ratio of these colors and the total crop yield by using the following fertilizers:

- Red Pomace: increases the frequency of red
- Blue Pomace: increases the frequency of blue
- Mountain Pomace: increases the frequency of yellow

* Fertilizers other than those listed above may be used on flowerpot plants, but will not influence color.



  • Oldrose seeds, red pomace, blue pomace, and mountain pomace can be purchased from the following NPCs:
- Mist (X:11.0 Y:11.4) – Material Supplier
- The Lavender Beds (X:11.9 Y:8.3) – Material Supplier
- The Goblet (X:10.9 Y:8.9) – Material Supplier

[2.0][3.0] A new furnishing, the flower vase, has been added, allowing players to display bouquets in their estates.
Fully grown plants can be plucked from flowerpots and placed in estate flower vases.



Obtaining Flower Vases

Flower vases can be purchased from the following NPCs:

Placement and Functions

*Removed flowers will be permanently lost.

Recommencement of Automatic Housing Demolition




In light of the earthquake in Kumamoto, Japan in April, the automatic demolition of estates was suspended. However, after careful consideration, we have decided to resume auto-demolition with the release of patch 3.4.
* Please be advised there is a possibility the timer will be suspended again at a later date should the need arise.

Scheduled Patch Release Date

Tuesday, September 27, 2016
* The exact date and time for the maintenance coinciding with the patch release will be announced at a later time.

Auto-Demolition Counter and Current Home Owners

The counter for auto-demolition may be reset for certain estates depending on the usage of housing during the period when housing was suspended.

  • For players that have accessed housing at least once during the suspension period.
The auto-demolition timer will be reset for the following players:
Free company leaders and members who entered their company estate at least once.
Private estate owners who have entered their company estate at least once.

The count for days of inactivity for the aforementioned players will begin with the release of patch 3.4.

  • For players that have not accessed housing during the suspension period.
The auto-demolition timer will resume from the time remaining as of Thursday, April 21, 2016 at 3:00 a.m. (PDT).
Please be advised that the timer will resume immediately after patch data is made available during the scheduled maintenance for patch 3.4. Because of this, there is a possibility the auto-demolition timer may expire for certain estates before maintenance has ended. For those players whose estate will be prepared for auto-demolition within ten days of the scheduled maintenance, an e-mail notification will be delivered to the e-mail address registered to their Square Enix account. We strongly suggest those players log in and access their housing before the scheduled maintenance for patch 3.4.
* The e-mail notification will be delivered to the registered e-mail addresses of all free company estate owners and their free company members, as well as private estate owners.

Confirming Time Until Auto-Demolition

For players who have not accessed their estate in at least thirty days, the status under the Estate tab of the Timers window will indicate the estate is being prepared for auto-demolition and denote the number of days remaining. This status will no longer be displayed upon accessing the estate.



* Please be advised that this window will only display the number of days until auto-demolition and not an exact time. We strongly urge you to access your estate well before the scheduled day for auto-demolition.

Apartments


An apartment building has been added to every ward and corresponding subdivision. Before purchasing an apartment, players must first attain level 50 with at least one class. Furthermore, players must have attained the rank of second lieutenant in the Maelstrom, the Order of the Twin Adder, or the Immortal Flames. Each apartment building can house up to 90 tenants, with each room costing 500,000 gil. Players are allowed one apartment per character. Furthermore, it is possible to own both an estate and an apartment.

The interior, flooring, and ceiling lights of apartments can be customized in the same way as estate halls.
* Estate sharing is not permitted with apartments. Furthermore, apartments are not subject to auto-demolition.

An apartment building is available in every ward in the three residential districts, with a second apartment building available in each subdivision.

Each apartment building also contains a lobby where players can speak with a receptionist, as well as mender and material supplier NPCs.

Players can enter apartments directly from the building entrance or via a door inside the lobby.

Purchasing an Apartment

Before purchasing an apartment, players must first attain level 50 with at least one class. Furthermore, players must have attained the rank of second lieutenant in the Maelstrom, the Order of the Twin Adder, or the Immortal Flames. Furnishings

Players can place up to 50 furnishings in an apartment. As with free company and personal estates, players are able to use all housing-specific features such as flowerpots, the orchestrion, the armoire, the crystal bell, summoning bells, and the employ of NPCs.
* Placing a furnishing in an apartment will bind it to you, preventing future trade or sale to other players.

Additional Facilities

Each apartment building also includes a chocobo stable, which is shared with all tenants. Here players can train their chocobos and change their color, and also assist in training other tenants' chocobos.

It is also possible to teleport directly to your apartment. Furthermore, a summoning bell and market board have also been placed close to the building for convenience.

Aquariums


After catching fish from the various reaches of Eorzea, players can now put them on display using an aquarium in their free company estate, personal estate, private chamber, or apartment. Please note there is a limit of one aquarium per estate or apartment, as well as one per private chamber.

Customizing Aquariums

When preparing an aquarium for fish, players can choose the type of water to fill the tank, as well as add an accessory for decoration.

  • WATER
Before placing fish in an aquarium, players may choose to fill the tank with either freshwater or saltwater. This will dictate which types of fish can be placed in the aquarium. Please be advised that, in order to change the water type, any fish in the tank must be removed.
* Freshwater and saltwater fish cannot be placed in an aquarium together.

  • ACCESSORIES
Accessories can be used to change the appearance of the water tank.
* Please be advised that accessories will be destroyed when removed from the aquarium.

  • FISH
Open the Fish List found in the Aquarium Settings interface to view a list of all possible fish that can be placed in the aquarium.
* Please be advised that any fish removed from the aquarium will be lost.

Aquarium Capacity

Fish have been categorized into four sizes: small, medium, large, and extra large. It is worth noting that larger fish will occupy more space in an aquarium, leaving less room for other fish.

Orchestrion

New orchestrion rolls have been added.

A tooltip has been added to display the titles of songs that appear cut off.

A playlist function has been added to the orchestrion.

* In accordance with this change, the orchestrion UI has been redesigned.

* Playlists cannot be accessed from inns.


Upon accessing the orchestrion, the playlist interface will be displayed. Players can select up to eight songs to be registered to the playlist at any given time. The playlist can be edited at any time to change the order or listing of songs to be played.

Please note that it is possible for more than one person to access the playlist at the same time.
* In the event another player edits the playlist while you are still viewing it, the interface will be closed and any music playing will stop to allow the playlist to be updated.
* Free company members and estate tenants must have authorization in order to play and stop music, or edit the orchestrion playlist.


  • Playback Modes

You can choose from one of three playback modes using the buttons located at the bottom of the interface, or via subcommands after selecting a song.

Play All
Plays all songs registered to the playlist in the order they were registered.

Shuffle
Plays all songs registered to the playlist in a random order. No song will be repeated until all songs have been played.


Repeat
Plays the selected song on loop.


Should you wish to play a single song not registered to the playlist, the Select Track button at the bottom of the interface will display a separate window listing all songs registered to the orchestrion.

The title of songs you have yet to acquire will now be displayed in the orchestrion's song list.


The All tab of the orchestrion has been removed.

Players can exchange level 6 aetherial wheel stands for compact ones by speaking with the Resident Caretaker NPC in each residential districts.


New craftable items have been added to the Company Workshop.

UPDATES - 3.5

Adjustments have been made to apartments as follows:

  • Players can now select the "Go to your own apartment" option even when they are in other players' apartments.
  • Delivery moogles can now be found in apartment lobbies.


Picture frames, which allow you to hang up paintings, have been added.


Picture frames can be used to hang up paintings. There are three sizes of frame which can all be hung up in free company estates, private estates, and apartments. There will be no restrictions on the number of frames you can use in one estate.

  • Grade 1 Picture Frame (small)
  • Grade 2 Picture Frame (medium)
  • Grade 3 Picture Frame (large)

Selecting a picture frame will allow players to choose which painting they wish to display.


* Removed paintings will be permanently discarded.

Obtaining Paintings

Players can purchase paintings from the Joyous Painter NPC in Idyllshire (X:4.5 Y:6.4).


Players are now able to sell and purchase paintings on the market board. Players can check what paintings they have up for sale in the "Paintings" section of the Housing category of the market board. The number of paintings for sale will increase when you obtain the following achievements:

Achievement > Requirements
Out of Sight > Complete entries 1-20 in your sightseeing log.
Out of Sight Out of Mind > Complete entries 1-80 in your sightseeing log.

* Paintings which are unlocked for purchase by obtaining the "Out of Sight Out of Mind" achievement will appear in shops after players collect their achievement reward from Jonathas (X:10.6 Y:6.3) in Old Gridania.

Previewing Paintings

Players can view paintings before they purchase them by selecting the "Preview" subcommand after selecting the painting name. Paintings can be previewed in the following menus:

  • Shops
  • Market Board
  • Items linked in the log window
  • Inventory

New furnishings have been added.

Saplings can be purchased from the following NPCs:
