Housing Overview

Free companies can now purchase an estate, upon which a hall can be built, in any one of the three residential districts regardless of Grand Company allegiance. Estates can be customized with a variety of fixtures and furnishings, creating a unique community space to be shared by free company members.

In order to acquire a house, players must first raise the rank of their free company and obtain a Land Acquisition entitlement.


Residential Districts

Residential districts will be instanced to accommodate fluctuating player populations.

Entrances to residential districts in each city-state may be found in the following locations:
Mist
Access: Lower La Noscea - Red Rooster Stead (X:34, Y:19)


Lavender Beds
Access: Central Shroud - Mirror Planks Docks (X:27, Y:26)


The Goblet
Access: Western Thanalan - The Eighty Sins of Sasamo (X:25, Y:27)



By completing one of the following quests, players will be able to teleport to the residential districts via each city-state's Aethernet.

Acquiring a House

1. Purchasing Land
In order to acquire an estate, free companies must first unlock the Land Acquisition entitlement by achieving rank 6. Having done so, examine the placard standing before the empty plot of land you wish to purchase. Its current price will be displayed along with a devaluation timer (details below). Please note that only free company members with the proper authorization may purchase land.

* Purchasing land or housing using gil obtained from RMT (real money trading) or other illicit means is strictily prohibited. Any land or estate hall deemed to have been purchased through such means is subject to seizure.


2. The Devaluation Timer
The price of a plot of land is set to be reduced by 0.14% every six hours, a maximum of 360 times. Over the course of three months, the price will fall to half its starting price.

In the case of a small plot of land:
- Starting Price: 8,000,000 gil
- 10 Days: 7,552,000 gil
- 15 Days: 7,328,000 gil
- 30 Days: 6,656,000 gil
- 90 Days: 3,698,000 gil
* The price will reduce a maximum of 360 times in 90 days and will will fall to half its starting price.
* From patch 2.2 onward, a free company will automatically relinquish its land if its estate is unused for a prolonged period of time.



3. Plot Pricing
The initial price of land at the release of patch 2.1 will vary depending on World population and economy. Prices are also affected by location, and there may be differences between plots of the same size. The following is a list of starting prices for each World:

* Pricing for Legacy Worlds has been set higher due to the greater amount of gil in circulation compared to newly established Worlds.
* The grouping listed above is subject to change based on variance in population and economy.


Each residential district is divided into a number of identical wards. Even if the plot of land you desire has already been purchased in a certain ward, it may still be available in another.

Additional wards will be added as required based on fluctuations in the population and economy of each World.
* The price of newly added plots will be based on the starting prices for that World.

4. Building an Estate Hall

In order to build an estate hall on a plot of land, players must first acquire a construction permit. A construction permit can be purchased from the Housing window while on your property.
* From patch 2.2 onward, players will be able to hire a retainer to serve on the free company estate.


5. Estate Settings
Once you have constructed your estate hall, you will be able to give it a name. You will also be able to manage guest access settings and set a greeting message for non-members of your free company.

Remodeling the Estate Hall

An estate hall is comprised of four mandatory fixtures (roof, exterior wall, windows, and door) along with up to four optional fixtures (roof decoration, exterior wall decoration, placard, and fence). These components can be crafted, purchased from vendors, or obtained by exchanging company seals. In order to remodel the hall, company members must be given authorization by the company leader.
* Once placed, exterior parts cannot be retrieved.

1. Outdoor Furnishings
Certain furnishings can be placed on the estate grounds outside the hall. These furnishings can be crafted, purchased from vendors, or obtained by exchanging company seals. The following actions are available when editing outdoor furnishings:
  1. Move: Change the position of selected furnishing.
  2. Rotate: Rotate the selected furnishing
  3. Remove: Remove the selected furnishing.


The number of outdoor furnishings that can be placed is dependent on plot size:
-Small: 20
-Medium: 30
-Large: 40

* Once a furnishing has been placed, it can no longer be traded or sold on the market. Furthermore, certain furnishings will be lost upon removal.

2. Remodeling the Interior
Certain interior fixtures such as wall, flooring, and lighting can be customized. These components can be crafted, purchased from vendors, or obtained by exchanging company seals.


3. Indoor Furnishings
Your estate hall can be decorated with a wide range of interior furnishings. Categories include tables, lamps, plants, wall mountings, carpets, and more. Certain items can be placed on top of others, such as lamps upon counter surfaces. Interior furnishings can be placed and adjusted in the same fashion as exterior furnishings mentioned above.

The number of interior furnishings that can be placed is dependent on estate hall size:
-Cottage: 50
-House: 150
-Mansion: 200
* Once a furnishing has been placed, it can no longer be traded or sold on the market. Furthermore, certain furnishings will be lost upon removal.

Painting Fixtures and Furnishings
It is possible to change the color of certain exterior fixtures and furnishings. To paint an exterior fixture, select Paint Exterior by accessing Housing within the Social menu. Individual furnishings can be painted when selected from the inventory.


4. Relinquishing Land
In order to relinquish a plot of land, you must first remove the estate hall and all furnishings. Once the plot is completely vacant, it can be relinquished from the Housing menu. Only free company members with the requisite authorization can perform this action.
* Gil will not be refunded upon relinquishing a plot of land.
* From patch 2.2 onward, a free company will automatically relinquish its land if its estate is unused for a prolonged period of time.


Planned Additions to the Housing System

  1. A crafting workshop where players can build vehicles such as airships.
  2. An orchestrion to change the music played inside houses.
  3. A chocobo stable to raise chocobos.
  4. Mannequins that can be dressed with player gear.
  5. A bulletin board that can be place inside the house.
* The specific names of these features are subject to change.

  • Players can now set a summoning bell in their estate to call a retainer.

  • Players can now obtain permits to place merchant shops on their estate property.
Three permits are available for purchase: material supplier permits, junkmonger permits, and mender permits. The race and gender of the merchant can be selected after the shop has been established.

Gardening has been added.


Players can now set a garden on their estate grounds, allowing for the cultivation of various plants.



- Setting Up a Garden

Players can purchase a garden patch from one of the following vendor NPCs, which can then be placed on the estate grounds.

  • Mist (X:10, Y:11) - Housing Merchant
  • Lavender Beds (X:11, Y:8) - Housing Merchant
  • The Goblet (X:11, Y:9) - Housing Merchant
* Players may also purchase garden patches from junkmonger vendors placed on their estate grounds.

The size of an estate will determine the number of garden patches it can contain. Cottages, houses, and mansions can hold one, two, and three garden patches respectively.

There are three types of garden patches, each allowing for a different number of garden beds.



Round Garden Patch - four garden beds
Oblong Garden Patch - six garden beds.
Deluxe Garden Patch - eight garden beds.

- Seeds

To begin gardening, players will first need to obtain seeds. Seeds can be gathered by botanists, and will occasionally appear at certain locations where their plants yield crops.

Example:
La Noscean orange seeds can be obtained from the same trees as la noscean oranges.
* Certain seeds may prove difficult to obtain.

- Soil

Players will also need to prepare soil for their gardens, which can be obtained by miners. The type of soil will depend on the region where it was gathered.
* Soil type and grade affects yield quality and quantity, and the likelihood of intercrossing.

- Planting Seeds

With a garden bed selected, choose a bag of seeds and your desired soil to begin planting.



- Raising Crops

Plant growth can be promoted through constant tending and the use of fertilizer.
The rate of growth and amount of produce yielded varies between plants.

Fertilize Crop
Enrich soil and accelerate growth.

* Can only be applied to a plant once per hour (Earth time).

Tend Crop
Tend and water plants. Neglected plants will eventually wither.


Remove Crop
Remove a plant from its bed before it yields crops.

- Harvesting Crops

When plants have fully grown, players can harvest their crops to obtain produce. Plants may yield high quality produce depending on how they were cultivated.
* Certain items can only be obtained through gardening.



- Intercrossing

In the event that different plant species were growing side by side, they may also render up new kinds of seeds. This process can be repeated with intercrossed plants, and may give rise to heretofore unseen specimens.

The number of seeds obtained through intercrossing when using Shroud Topsoil has been adjusted.

This adjustment is intended to ensure balance with the number of seeds received when intercrossing using Shroud Topsoil in comparison to Thanalan Topsoil.

  • The fee incurred when teleporting to a miniature aetheryte has been reduced.
  • So as not to interfere with interior lighting when arranging indoor furnishings, the light on the door inside of free company housing has been removed.

Private Chambers



Requirements for Private Chambers

Before purchasing private chambers, players must first attain level 50 with at least one class. Furthermore, players must have attained the rank of second lieutenant in the Maelstrom, the Order of the Twin Adder, or the Immortal Flames.
* The size of private chambers is the same regardless of estate size.
* All estates are allowed up to 512 private chambers.


Pricing for Private Chambers

Settings for Private Chambers

Just like with estate settings, players will have the option to change their room name, edit the greeting for their room, and grant access to other players.




Interior Decorating

Players can customize the interior walls, flooring, and ceiling light of their private chambers.




Furnishings

Players can place up to 50 furnishings in private chambers, with the ability to choose from among all furnishings available in the estate.

Placing a furnishing in private chambers will bind it to you, preventing future trade or sale to other players. Moreover, certain furnishings cannot be retrieved once placed, and will be permanently discarded upon removal.
* Certain furnishings including vendor NPCs and crafting facilities can only be used by the private chamber's owner.
* Depending on server conditions, the number of furnishings permitted in private chambers may be adjusted in a future update.


Vacating Private Chambers

Players must be on free company property in order to vacate their private chambers. Moreover, private chambers must be vacated in order to leave a free company.
* Gil used to purchase private chambers will not be refunded.
* All furnishings must be removed before vacating private chambers.

* As of patch 2.3, free company members who have purchased private chambers cannot be discharged from the free company. This will be addressed in a future update, so as private chambers will be vacated automatically upon discharging.

Chocobo Raising


To access chocobo stables, and begin raising a chocobo, players must complete the following quest:
Quest Bird in Hand
Required Level Level 30
Location Central Shroud (X:20 Y:21)
NPC: Luquelot
Prerequisites Players must first complete the quest "My Feisty Little Chocobo" and also belong to a free company which owns an estate.

Stabling Your Chocobo


To begin raising a chocobo, players must first acquire a Chocobo Stable, which can be purchased from the housing merchant NPC in any residential area. Once placed on the estate grounds, all free company members can stable their chocobos and begin their training.

* An estate can only house one chocobo stable, which is shared between all free company members.
* Players cannot mount their chocobos or summon them to battle when they are stabled. The companion menu is also inaccessible when your chocobo is stabled.


Training Your Chocobo


Your chocobo, as well as those of your free company members, can be trained while stabled to earn experience points. Chocobos can be trained once per hour, and will demand one of the following fruits or vegetables as a reward for their efforts:

Krakka Root / Curiel Root / Sylkis Bud / Mimett Gourd / Tantalplant / Pahsana Fruit / Thavnairian Onion

Experience granted will be the same regardless of the item selected, though stable conditions may affect experience gains. These fruits and vegetables can be obtained through gardening.

Chocobo Level Cap

For chocobos that have already attained the maximum rank, rewarding them with a Thavnairian onion following training will increase this upper limit by one.
* A Thavnairian onion is required each time you wish to raise the maximum rank.
* Chocobo companions cannot exceed rank 20.


Favorite Feed

If you reward your chocobo with the same snack after repeated training sessions, that fruit or vegetable will become the chocobo's favorite feed. Your chocobo's favorite feed can then be used to grant beneficial effects when summoned to battle. You may change your chocobo’s favorite feed if you so desire by repeatedly rewarding your chocobo with a different snack after training.

Maintaining the Chocobo Stable

As you and your free company members continue to use the chocobo stable, it will begin to accumulate dirt and grime. Stable cleanliness is reflected by one of three conditions─good, fair, or poor─which can be confirmed by accessing the stable. Keep your stable clean to ensure that chocobo training is effective, yielding the most experience.


To clean the stable, access the chocobo stable interface and select Clean Stable. You must possess a magicked stable broom in your inventory to make use of this option.

* The price of land will drop once every six hours from the release of patch 2.3, and will fall to half its starting price after 30 days.

* Newly vacated plots of land in wards one through five will begin sale at the prices listed above, gradually lowering in price over time.

UPDATES - 2.35

The option to purchase private chambers will now appear at the bottom of the query window when accessing the interface to move to private chambers.

The following items can now be grown via gardening:
Xelphatol Apple / Doman Plum / Mamook Pear / Valfruit / O'Ghomoro Berries / Cieldalaes Pineapple / Han Lemon

The appearance of plants for the following seeds has been changed:
Onion Prince Seeds / Eggplant Knight Seeds / Garlic Jester Seeds / King Tomato Seeds / Mandragora Queen Seeds

Players can now feed stabled chocobos snacks.
The option Feed my chocobo has been added to the Chocobo Stable interface under Tend to My Chocobo. By selecting this option, players can feed their chocobo any of the following fruits:

Xelphatol Apple / Doman Plum / Mamook Pear / Valfruit / O'Ghomoro Berries / Cieldalaes Pineapple

Once fed, a chocobo's plumage will change in six hours (Earth time).
* The chocobo's plumage will change color depending on the fruit it was fed.
* After the chocobo's plumage changes color, feeding it a Han lemon will restore their plumage to their original yellow hue. Unlike other fruits, the chocobo's plumage will change immediately upon inspecting the chocobo stable a second time.
* No change will occur if chocobos are removed from the stable prematurely. It is recommended to feed them during times when the chocobo can be left stabled for extended periods, such as prior to logging out for the day.


The Chocobo Stable interface has been adjusted as follows:
  • The option Rename my chocobo has been added.
  • Players can now use subcommands to view details of other free company members' chocobos.
  • In the event a chocobo can no longer receive experience from training, its rank will now appear in orange.


When placed on estate grounds, the Junkmonger NPC will now sell magicked stable brooms for 20,000 gil.

UPDATES - 2.38

A seventh and eighth ward will be added to each of the adventurer residential districts.
* A large amount of additional land is also scheduled for implementation in patch 2.4.
The pricing for plots will vary depending on World population and economy. Prices are also affected by location, and there may be differences between plots of the same size.

The following is a list of starting prices for each World. Plot prices will devaluate once every 6 hours (Earth time), with the original price falling to half after a period of 30 days.

* Plots will sell for the same price to both free company and individual buyers.
* Pricing for highly populated Worlds has been set higher due to the greater amount of gil in circulation.
* The grouping listed above is subject to change based on variance in population and economy.
* Pricing for new plots in the 1st through 6th wards will match the prices set in patch 2.38, and will gradually fall based on the devaluation process outlined above.


Each residential district is divided into a number of identical wards. Even if the plot of land you desire has already been purchased in a certain ward, it may still be available in another.

Plots in the residential districts will now be available for purchase by individual buyers.
Leaders and members of free companies that already own estates can also choose to purchase plots as individuals.

- Purchasing Land

In order to purchase land, a character must first have attained level 50 in at least one class and also have earned the rank of second lieutenant in one of the Grand Companies. Each character meeting these requirements can purchase a single unowned plot via the placards found within the residential districts.
Plots of any size and within any ward may be purchased.

Interacting with a placard and selecting Purchase Land will bring up an option to buy the plot as either an individual or free company purchase.


Once a plot of land has been purchased, the owner will gain access to housing features in the same manner as a free company estate. More details on these features can be found in the Housing section of the patch 2.1 notes.
* Private chambers cannot be added to individually purchased housing.
* Purchasing land or housing using gil obtained from RMT (real money trading) or other illicit means is strictly prohibited. Any land or estate hall deemed to have been purchased through such means is subject to seizure.


Icons for individually purchased housing will appear on the residential district maps.

When entering a residential district from an open-world area or when interacting with the storm private, serpent private, flame private, or ferry skipper NPCs, owner names in the destination options will now be displayed as “(abbreviated company name)” for free company housing, and “character name” for individually owned housing.


In the case where both a free company estate and a company member’s personal estate feature miniature aetherytes, the teleport destination list will label the selections as either free company or individual housing.

Players can now ride mounts within residential districts.


The personal chocobo menu accessed from the chocobo stables has undergone some changes.

UPDATES - 2.4

Subdivisions have been added to all three residential districts, which contain plots 31 through 60.
Subdivisions can be accessed via the Aethernet shards in each residential area. Additional plots found in each subdivision can also be viewed when moving between wards.





Culinarian furnishings have been added.
The following food items can be used as furnishings. Once placed, they can be used up to ten times to receive a parameter bonus.



An armoire furnishing has been added, and can be placed inside the estate hall.

Riviera half partitions are now categorized as table furnishings. Furthermore, other furnishings can now be placed on top of riviera half partitions.

UPDATES - 2.41

The colors of the assorted fruit furnishing have been adjusted to better compliment other furnishings.

To be an interesting, intriguing, well-written character, there needs to be something to allow the audience to relate to them. That is what the problem is with who wants their character to be "perfect". Perfect characters will never be strong, and strong characters will never be perfect, because WE (those who read, who watch, who RP) are not perfect.

Aetherial wheels have been added, which can convert stored energy into company actions.
Free companies can now charge aetherial wheels on estate grounds. These wheels accumulate aether over time, which can be used to acquire company actions without the use of company credits.

In order to charge aetherial wheels, free companies must first obtain an aetherial wheel stand, which can be purchased from housing merchants in any residential district.

The aetherial wheels themselves can be crafted using alchemy.

How to Use an Aetherial Wheel

1. Place an aetherial wheel stand in your free company estate.



2. Set your desired aetherial wheel on the aetherial wheel stand, and leave it to accumulate aether over a fixed period of time.

3. Once it is fully charged, the primed aetherial wheel may be removed from the stand.

4. Accessing the aetherial wheel stand again will give you the option to convert the primed aetherial wheel into company actions.



5. After converting the primed aetherial wheel, the corresponding actions will become available immediately.



Retainers can now be placed on estate grounds outside the hall.
An expansion of duties permit is required to place a retainer on your estate grounds outside the hall. These permits can be purchased from independent sutlers in any residential district.

One, two, or three retainers can be placed on small, medium, and large estates respectively.

Once a retainer is placed on estate grounds, items that they currently have listed for sale on the market can be purchased by anyone who speaks with them. The retainer's sales history (up to 20 entries) can also be viewed by other players.

Placing retainers on estate grounds does not impact your ability to summon them via summoning bells to deposit and withdraw items, or to assign retainer ventures.

The position of the targeting arrow that appears when the chocobo stable is selected has been moved to the sign post to improve visibility.


Selecting a culinarian furnishing will display a dialog prompt to confirm the parameter bonuses to be received.



Attempting to feed a Thavnairian onion to a stabled chocobo will display a dialog prompt in the event the chocobo will not increase in rank.

The residential districts in the three city states have been adjusted as follows:

- Mist
Dodo's Nest

[2.0] Players can now play Triple Triad inside housing with the Triple Triad board furnishing.


* Setting the Triple Triad board as indoor furnishing will allow players to play Triple Triad anywhere within the house excluding private chambers. A separate Triple Triad board is required to play within private chambers.
* Please note that regional rules will not apply to matches held within housing. Furthermore, matches held within housing will not count toward Triple Triad tournaments.
